Rental Terms for nydalenHUB
Assembly Rooms at Rolf Wickstrøms vei 15 B, 0484 Oslo
Rental Period:
- Unless otherwise agreed, the event must end before 24:00 and cleanup must be completed before 03:00.
- If the agreed time is not adhered to, an additional fee of NOK 2000 per hour will be charged.
Type of Event:
- The type of event and planned program must be specified. The landlord reserves the right to refuse rental for events that are not desirable to offer premises for.
Advertising and Photos of the Venue:
- It is not allowed to use the church’s name or logo in advertising, invitations, posters, etc. Only nydalenHUB and the address can be used to identify the venue.
Number of Guests/Visitors:
- The maximum number of attendees must be agreed upon. The organizer’s staff is not included up to an additional 5%.
- If this is exceeded, the tenant will be charged an additional NOK 100 per person.
Need for Number of Chairs/Tables:
- There are a total of 130 tables (110 narrow) and approximately 320 chairs available. Chairs and tables should be set up according to the room plan hanging in the hall unless otherwise agreed.
Available Rooms:
- The rooms agreed to be available for the tenant must be specified in the order/invoice.

Kitchen:
- Oslo Vineyard only has a serving kitchen. Catering or cold food is recommended.
- Oslo Vineyard does not have an industrial dishwasher, so the dishwasher takes about 2 hours. Therefore, it is recommended to use disposable tableware.
- Oslo Vineyard only has full tableware for about 100 guests.
- Equipment used must be washed and put back in place. All surfaces must be wiped down.
- Trash must be taken out and disposed of in compactors in the basement (residual, plastic, cardboard, glass/metal, food). This must be done even if cleaning is ordered.
Fire/Locking and Escape Routes:
- The fire alarm is connected to the Oslo Fire Department. You can see on the panel in the hallway by the rear exit door where the alarm is triggered. If the alarm goes off and it is clear that there is no fire (e.g., waffle baking), the tenant is obliged to call 110 immediately to cancel the response. If not, the tenant will receive an additional invoice of NOK 6000. The landlord must review fire, locking, and escape routines with the tenant before the rental period begins. These must be followed throughout the rental period.
Cleaning:
- The premises are handed over to the tenant in a cleaned and tidy condition. The tenant must return the premises in the same condition. Any chairs or tables that are moved must be put back in place so that the premises look the same as when they were handed over. The drum set on the stage must not be moved.
- The premises must be tidied, vacuumed, tables wiped down, and trash must always be placed in the trash can even if cleaning is paid for. Inadequate cleaning or tidying will be invoiced afterward.
- The tenant is not allowed to leave anything in the premises after the agreed time. It is not allowed to tape or staple anything to tables, walls, or windows in the premises. If this is not adhered to, a fee will be imposed to cover wear and tear, removal costs, and labor time.
Hiring Cleaners:
- Cleaning can be ordered from the landlord or directly from cleaners familiar with the premises. The price depends on the time of cleaning. Normal cleaning after evening events is NOK 550 for 5 hours, which includes cleaning toilets, café, kitchen, and hall. This assumes that the premises are vacuumed and tidied.
Equipment and Responsibility:
- Note: If there is no known person on the premises during the rental period, we have an on-call service that can assist by phone or, if necessary, come in person. The tenant will be invoiced for their working hours.
- If a technician needs to be called in during the evening/weekend, it will be invoiced at NOK 800 per hour, including travel time. The tenant must take independent responsibility for being thoroughly informed in advance.
- The tenant is obliged to attend a technical viewing/review before the event. If there is a known person at the event, the technical viewing is included on the event day.
Technical Viewing:
- Additional equipment such as TV screens and projectors can be rented.
- Small sound mix with simple setup of singing/speaking microphones.
- Large sound mixer, wireless microphones, and instruments can be rented.
- For a large sound mixer, a competent technician must operate the sound.
- The drum set cannot be moved without further agreement.
Stage Lighting:
- Stage lighting with a light mixer and stage lighting with moving lights can be rented.
- It is possible to connect a phone, etc., to play music.
- Instructions will be given during the technical viewing and can be read on QR codes on-site.
- It is not allowed to use stage smoke without further agreement.
Technician:
- We have some possibility to rent out a technician and can facilitate contact with light, sound, and image technicians familiar with the equipment for setup/rehearsal on Friday and/or Saturday. NOK 600 per hour is paid directly to technicians who cannot send an invoice.
Tono:
- The organizer is responsible for applying for permission to perform music and paying for it.
Alcohol Serving:
- Moderate alcohol serving is allowed for closed private parties. For open events, the organizer is obliged to apply for a liquor license and ensure necessary professional security.
Responsibility for Damage and Theft:
- The tenant is responsible for damage to equipment caused by misuse by the tenant or anyone the tenant gives access to the premises, or who gains access to the premises due to the tenant’s negligence. The same applies to equipment that disappears from the premises during the rental period unless the tenant can prove that the disappearance was without fault or negligence on the tenant’s part.
Decorating and Rehearsal the Day Before:
- The evening before an event can be reserved for decorating for ¼ of the rental day’s price from 21:30.
- If available the day before, decorating can be done for NOK 1/6 of the price from 21:30 or earlier by agreement.
Payment Terms:
- The agreed rental amount will be invoiced and must be paid before the rental period.
- The reservation of the premises is not binding for the landlord if the advance payment is not made according to the agreement.
Cancellation Fee:
- For cancellations later than one month before the event: 50%
- For cancellations less than 14 days before: 80%
- For cancellations less than 7 days before: 100%
Key and Key Deposit:
- The tenant will be given up to 1 key to the premises.
- If needed, 2 keys.
- The key is only handed out when the rent is paid into the account.
- Lost key is invoiced at NOK 2000.
Parking:
- All parking spaces on the upper level can be used on weekends and evenings from 17:00 on weekdays and all day Saturday/Sunday.
- It is not allowed to park outside the ramp to the main entrance. Firetrucks must be able to pass at any time.
